In today's real estate market, foreclosures are a fact of life. Everyday another 20,000 properties enter into foreclosure status. Whether you are a homeowner, a realtor or an investor, a short sale can help you reach your goal.
A short sale is a process by which a lender agrees to accept less than the full amount owed on a property. But even though you haven't paid the debt in full the lender declares the debt "paid in full" for less than owed.
Now why would a lender do that? Because.... they don't want to own the house. They are in the business of lending money not selling houses. If they have to take the house all the way through the foreclosure process to sheriffs sale, they incure significant cost and end up with a property they don't want. Now they have to pay someone to sell a property that, due to the market, is probably worth less than what was originally owed on the property.
So, a short sale allows the owner to sell a house for what it is worth in todays market. But a short sale is time consuming and paperwork intense. Each lender wants a slightly different short sale package and the amount of the available discount varies with the type of loan such as an FHA, Freddie Mac, Fannie Mae, VA or conventional.
